FOR SHARED OWNERSHIP CLIENTS

What we provide.
The service we provide is on a Non Advised basis. We carry out
the entire process of arranging your mortgage. We do not provide
mortgage advice, we do not recommend that you take out a
particular mortgage. We provide information on one or more
mortgages to enable you to make an informed choice. We do not
accept you as a client if we cannot arrange the mortgage you
require.
Whose mortgages do we offer?
The mortgages we arrange are
from the whole of the market for shared ownership
mortgages. This includes mainstream and specialist lenders.
Customer Mortgage Acceptance
Based on the information you have provided in
our enquiry form, an affordability assessment and a match to the lender's
criteria we provide you with a Customer Mortgage Acceptance.
This is not a decision nor a mortgage offer but a
confirmation that you meet the lender's criteria.
What will you have to pay us for
this service?
We will charge you an
arrangement
fee of £695 for arranging your mortgage and processing the application to a
mortgage offer. All fees must be paid by credit
or debit card. This fee is not charged if your application is declined by a
lender. The fee is payable when your mortgage offer is issued. Some
mortgages allow for the fee to be added we will advise you if this is the
case in the KeyFacts illustration
We may receive a commission from a lender we place your mortgage with. This
will be clearly shown in the keyfacts illustration(s).
Up-front fees
We do not charge up front fees before you
have decided to go ahead with a full application. An
application fee which includes the cost of a mortgage valuation will be
required when you complete our full application form.
Confidentiality
We will
treat all your personal information as private and confidential
(even when you are no longer a customer) except where we are
permitted by Law or where disclosure is made at your request or
with your consent in relation to arranging your mortgage. You
have the right of access under the Data protection Act 1998 to
your personal records held on our files.
Please note that to obtain an agreement in
principle from a lender this
will require a full credit search. This search may also reveal
persons linked to your address and a search may leave a
footprint on your credit file and possibly any person or persons
linked to you or your address. For us to assess your enquiry if
you inform us you have an adverse credit history we will search
the register of county court judgments before we match your
enquiry to one or more products. By completing the enquiry form
you automatically agree to this.

above conditions.
What to do if you have a
complaint
We aim to provide you with a
first class professional and confidential service. We have
internal procedures for handling complaints fairly and promptly
and should a complaint arise you should contact our
Compliance Officer at Tricon
Ltd.

521557.Thereafter should the complaint not be resolved to your
satisfaction we will assist you in resolving it by referring it
to the Financial Ombudsman Service scheme of which we are
members.
Are we covered by the
Financial Services Compensation Scheme (FSCS)?
Yes we are. In the event that you
may be entitled to compensation for loss and the firm cannot
meets its obligations the FSCS will provide a certain level of
compensation. You may find further details about the FSCS at www.fscs.org.uk
Think carefully before securing other debts
against your home. Your home may be repossessed if you do not
keep up repayments on your mortgage.
